Mississauga’s older neighbourhoods south of the QEW were laid out with generous lots in the 1950s and 60s, and many of their original bungalows and side-splits are now being replaced. Mineola, Lorne Park, Port Credit, Lakeview, Clarkson and Applewood all see steady knockdown rebuilds, often on 60 to 100 ft lots with mature trees.

Since late 2023 the city allows up to four units on residential lots as-of-right, in buildings generally up to three storeys. That leaves room for a basement suite, a garden suite or a fourplex alongside a family home.

Older neighbourhoods also have infill limits on house size and height, and many lots sit near the Credit River or one of its creeks. A Lot Check sorts out what applies before you spend on design.

The rules

What Mississauga allows today.

Current to November 2026. Rules change often; your Lot Check uses the rules in force the day we write it.

  • Up to 4 units per lot as-of-right since December 2023, in buildings generally up to 3 storeys
  • Garden suites and other detached additional units on many lots, subject to size and setback rules
  • Low-rise residential zones were consolidated in 2025 with updated standards
  • Most replacement homes no longer need site plan approval (projects of 10 units or fewer), except near the lakeshore and rail lines
  • Setbacks can be up to 10% smaller than the by-law requires without a minor variance on most urban lots (2025 provincial rule).

Approvals and timeline

From first call to keys.

Design and approvals come first, then a build of under 12 months from permit to keys.

  1. Lot Check and survey

Two to four weeks: zoning, a topographic survey and, where trees are protected, an arborist report.

  2. Design and pricing

Two to four months: concept plans, 3D views and a line-by-line proposal.

  3. Approvals

A building permit in one to three months; add three to six months if you need a minor variance.

  4. Build

Under 12 months from building permit to keys, with weekly site walks.

Check first

What can slow a Mississauga project.

  • Credit Valley Conservation or TRCA permits near the Credit River and creeks such as Cooksville, Sheridan and Etobicoke Creek
  • A City permit to remove larger private trees
  • Heritage-designated properties and the Old Port Credit Village and Meadowvale Village Heritage Conservation Districts
  • Site plan approval for lots within 120 m of the lakeshore or 300 m of a rail line
  • Wide lot? It may be severable. See severing a lot in Mississauga

Questions

Building in Mississauga.

Ask a question
Can I build a fourplex in Mississauga?

Yes, on most residential lots. Since late 2023 Mississauga allows up to four units as-of-right, in buildings generally up to three storeys. Height, setbacks, coverage and parking still decide what fits.

Can I sever my lot in Mississauga?

Sometimes. Wide lots in older neighbourhoods can be split into two building lots through a consent application to the Committee of Adjustment. Our step-by-step guide walks through it.

How long does a custom home take in Mississauga?

Usually 3 to 6 months for design and approvals, then under 12 months from building permit to keys. A minor variance adds about 3 to 6 months.

Do you only build in Mississauga?

No. Our office is in Mississauga and we build across the GTA, from Oakville and Milton to Toronto, Vaughan and Markham.
